News of the move was first reported by the Orange County Business Journal.

Taco Bell and sister company Habit Burger & Grill confirmed on Thursday, Sept. 10 that both companies are shifting to at 15955, 15967 and 15975 Alton Parkway.

Lease terms with Irvine Company Office Properties, the Alton HQ owner, were not disclosed.

Irvine Co. said Taco Bell is leasing 254,000 square feet out of 329,000 square feet available in three buildings. The fast-food chains said the relocation would help “as both brands continue to grow.” The two companies lease 181,000 square feet at Glen Bell Way.

The new campus is about 1 mile to the west of Irvine Spectrum Center.

By the time it moves, Taco Bell will have two years remaining on its lease at Glen Bell Way, which it has called home since 2010. The company renewed its lease for 11 years in early 2019.

According to the companies, the new campus has room for 1,100-plus people, up from about 970 at its current base. Taco Bell noted the new HQ also expands much of its common areas, like meeting spaces, a dining facility that can fit more than 300 people, a 4,000-square-foot photo studio and expansive test kitchens for Taco Bell and Habit Burger.

“As Taco Bell and Habit continue to grow, we want our workplace to grow with us. Our new campus in Irvine is an investment in our people and our future, giving our teams more space to collaborate and create,” Taco Bell CEO Sean Tresvant and Habit Burger & Grill CEO Shannon Hennessy said in joint statement. “This campus reflects our confidence in what’s ahead and reinforces our long-term commitment to Irvine and the broader Orange County community.”

Roger DeWames, president of Irvine Co. Office Properties, said his team worked closely with Taco Bell and Habit to customize the Alton HQ around “their unique needs.”

Taco Bell is 64 years old, founded by Glen Bell in 1962 in Downey. The company was bought for an estimated $126 million in a share exchange with PepsiCo in 1998, which subsequently spun off the fast-food chain, creating Tricon Global. That company became Yum Brands in 2002. Yum acquired The Habit Restaurants, operator of Habit Burger, in 2020 for $375 million.

The Glen Bell Way campus within Irvine Co.’s Spectrum Center district is undergoing a bit of change after Ford Motor Co. left its hub at 3 Glen Bell Way in 2025. The automaker shifted its design hub to Long Beach where it’s now operating a new electric vehicle development hub in the Douglas business park, adjacent to the Long Beach Airport.

To facilitate the move, Taco Bell said it is working with CBRE, Gensler, Mark A. Smith & Associates and Howard Building Corp.

Platinum District apartment complexes trade hands

Neighboring apartment complexes in Anaheim’s Platinum Triangle District by Angel Stadium changed owners in early September.

Tishman Speyer, an investment firm based in New York, acquired Rise, a 376-unit complex at 1910 South Union St.  The firm declined to provide the purchase price but did state the acquisition was partly financed with an $88 million Freddie Mac loan.

The complex is 6 years old and mostly leased, according to the firm.

Rise apartments range from studios to three bedroom units with rents priced from $2,459 to more than $4,400, according to Apartments.com. According to a recent listing search on Zillow, only one-bedroom units renting for between $2,508 and $3,517 were available.

Complex amenities include a fitness center, pool, spa, barbecue areas, a co-working lounge, a new roof deck finished late last year, plus a pickleball court.

Next door to Edge to the west, H&S Ventures and Waterford Property Co. bought Edge Apartments. Neither firm would confirm the purchase price.

Edge is 7 years old and features a familiar mix of apartments that also rent in the luxury price category, ranging from $2,272 to $4,292, according to Apartments.com.

Amenities for that rent include a rooftop terrace, large pool and spa, fitness center, clubhouse, business center and outdoor gathering spaces.

In addition to Angel Stadium, the 820-acre master planned Platinum District is anchored by the Honda Center, the ARTIC transportation hub, and the $5 billion entertainment and living hub OC Vibe, expected to be completed in stages through 2033. A food hall called Katella Commons and a 5,000-seat concert hall are set to debut in 2027.
