The three-story house, designed by architect Leigh Snow and built by developer Yousef Audi, stacks 3,573 square feet of living space up a steep incline carved out by a massive concrete retaining wall. It has four bedrooms, five bathrooms and large pocket doors that open to tiered, glass-guarded terraces with raised planters and a sweeping coastline view.
“The ocean, the hills, the landscape here is incredible natural beauty,” Snow said in a video produced last year by Los Angeles-based architectural photographer and cinematographer Cody Boone. “We just really wanted to integrate the project into the hill and invite some of those elements onto the site through floating gardens, and just really make it part of nature.”
Records viewed at PropertyShark show the property belongs to Laguna 3 Land LLC, a California limited liability company managed by developer Audi, the CEO of Joud Construction.
The LLC bought the vacant 9,578-square-foot lot as a development opportunity for $950,000 in March 2021. Completed in 2025 using predominantly steel and reinforced concrete, the structure is solidly anchored to what Audi described to Boone as a “tough terrain” by more than 48 deep caissons.
Inside, stairs and an elevator connect the levels.
Limestone floors anchor the main open-concept living space. A long, linear fireplace designates the living room, while custom Italian cabinets and marble countertops adorn the eat-in kitchen.
The space features a full-sized pantry and a suite of Thermador appliances, including dual dishwashers, a built-in coffee station and wine storage.
On the other side of the living room’s custom fireplace cabinet wall are the formal dining room and wet bar.
Italian marble details also accent the bar, powder room and fireplaces, while Spanish porcelain and full-height imported wall finishes adorn the secondary bathrooms.
On the upper level, a linear gas fireplace anchors the primary suite. Motorized shades, a custom walk-in closet, a bathroom finished in Italian marble slab and new built-in storage systems are highlights of the suite, while matching custom cabinetry extends into the hallway just outside the door.
A guest suite with a walk-in closet and a full bath is near the main entry. It can double as a home office or flex space.
Audi recently completed the owner-led upgrades to enhance the property’s storage, functionality and long-term flexibility.
The two-car garage, upgraded with electrical and plumbing infrastructure for an additional washer and dryer, has a 16-foot ceiling that provides ample height for vehicle lifts to double its capacity.
A smarthome automation system integrates climate, lighting and security into a centralized network, condensing physical switches to preserve the home’s clean architectural lines.
Included in the sale are ADA-compliant plans for an 848-square-foot accessory dwelling unit, with caissons already in place with street access from above. The planned unit will sit above the concrete retaining wall on the undeveloped hillside lot bordered by residential homes.
Jason Oppenheim and Matthew Peters of The Oppenheim Group hold the listing.
The property price tag is down 35% from its initial ask. The house hit the market with another brokerage for $10.75 million in May 2025, dropping to $8.95 million and then $7.5 million before settling at the current price.
