The property, known as Bradbury Estates Ranch and sited behind round-the-clock security gates in the foothills of the San Gabriel Mountains, can accommodate a proposed collection of 14 estate parcels ranging from 1.5 to 2 acres or a singular trophy compound. Under the plans, developers would preserve more than 55 acres as permanent open space.

Bradbury Estates Ranch represents a rare offering in a city where properties “are typically passed quietly between generations” rather than hitting the open market, said Scott Tamkin of Compass, who shares the listing with his wife, Melinda.

The property up for sale has been in seller Anne Chadwick’s family since her grandfather bought it in the 1930s or 1940s, she said.

As Chadwick explained, “This property has always represented far more than acreage — it embodies history, a long-term vision and a meaningful connection to the landscape surrounding it.”

Chadwick’s family partnered with neighbors in 1957 to found and incorporate the city of Bradbury.

Today, it is home to fewer than 1,000 residents. Current and past neighbors include Hall of Fame baseball player Adrian Beltre, In-N-Out heiress Lynsi Snyder and race car legend Gale Banks.

Chad Roffers, the chief executive officer and co-founder of Concierge Auctions, described the area as “one of the most exclusive, luxurious and tightly held communities in the country.”

Concierge Auctions, in cooperation with Tamkin Real Estate Group at Compass, will sell the property to the highest bidder.

The $10.5 million is the pre-auction list price.

While buyers can make offers before the auction, once the event starts, sellers usually stick with it to get the best price from global bidders. Bidding opens at 3 p.m. June 17 and closes live in London at 2 p.m. June 30, with both times tracking Pacific daylight saving time.
