A 12,347-square-foot Tuscan farmhouse-style estate on a 1-acre-plus cul-de-sac lot in Newport Coast’s double-guard-gated Crystal Cove Estate Collection sold this week for $38.9 million.

The Aug. 3 deal ranks as Newport Beach’s second-most expensive residential sale this year, following an 18,336-square-foot estate that sold off-market for $43.56 million in January.
Set on one of the few double lots in the secured subdivision and positioned to make the most of its 280-degree ocean and coastline views, the estate combines a 10,464-square-foot main house and a separate 1,883-square-foot guest house for a total of six bedrooms and 10 bathrooms.
The five-bedroom main house opens into an open-concept entryway that features a stone tile floor, stucco arches and a wood-plank ceiling. From there, a staircase with a wrought-iron railing curves upward and the entry continues into the great room.
Pocket doors connect the living space to an enclosed indoor-outdoor loggia with a fireplace and a dining area. The layout captures ocean and coastline views that extend toward Palos Verdes Peninsula and Long Beach.
Nearby, the kitchen features dark wood cabinetry, a center island with seating for five and a stone arched hood. Through an archway, the space connects to a breakfast nook anchored by an antique stone fireplace that overlooks the gardens.
Formal meals take place in the formal dining room.
Upstairs, the primary suite features an oversized closet and a bathroom with heated flooring and antique Moroccan tile. A dual-head steam shower, dark wood vanities with ornate spiral columns that face each other and a freestanding tub beneath a crystal chandelier and arched windows with coastal views complement the space.
A library, executive office, screening room and gym with a private entry add to the home’s amenities.
The one-bedroom guest house includes a kitchen, open-concept living space and elevator access.

Outdoor amenities include an infinity-edge pool, putting green, fire pit and built-in barbecue pavilion.
A six-car garage and a motor court that can accommodate another six vehicles round out the listing.
Michael Fawaz of Compass held the listing, while Paul Daftarian and Joe Poppingo of Luxe Real Estate represented the buyer.
While representatives involved in the transaction noted that both parties intended to remain private, public records reveal the identities behind the deal.
As SCNG previously reported, Irvine-based luxury builder Pridemark Contractors Inc. custom-built the estate for Jennifer Lynn Penske, the wife of Roger S. Penske Jr., chairman of the SoCal Penske Dealer Group. The family bought two vacant neighboring lots in March and May 2008 for undisclosed amounts, later combining them to construct the mansion in 2012.
The property traded twice in 2026. In January, Pelican Real Estate Fund LLC, managed by Pelican Management Trust, bought the property for $30 million. It returned to the market in May for $46.5 million and dropped to $42.995 million. Ultimately, it closed at 10% less than its final asking price, an $8.9 million gain from its previous sale price.
County records identify the buyer as Eric Alon. Southern California News Group could not immediately confirm if he is the former Eurostar Inc. chief executive officer of the same name. Eurostar, the parent company of the WSS footwear chain, netted a $750 million all-cash acquisition by Foot Locker Inc. in September 2021.
